The Transfer fee for Oak Parke HOA is $150 and is usually paid by the buyer (although this is something that is determined by the real estate agents involved, and not the HOA). The Resale Certificate for Oak Parke is $250 and is usually paid by the seller (although this is also something that is determined by the real estate agents involved, and not the HOA). All of the Resale Certificate fee goes to the management company (Goodwin Management) and none of it goes to Oak Parke HOA. Whenever a home is sold in Oak Parke, the Management company is required to have all the HOA documents certified and also has to record transactions, prepare documents, and supply copies of these certified documents to the title company and the new homeowner(s), among other things. These documents include the Covenants, Conditions, and Restrictions (CC&Rs, also known as the Deed Restrictions), the HOA's ByLaws, the Articles of Incorporation, and any other governing documents.
