Minutes of the Monthly Meeting of the Board of Directors
September 13, 2007

The meeting of the Board of Directors (the "Board") of Oak Parke Homeowners Association, Inc. (the "Association") was held at 7:00 p.m. on September 13, 2007 at Bethany Lutheran Church.
In attendance were Chris Driggs, Pam Monday, and Scott Robuck, Directors; Carl Gamble, Property Manager.
- Call to Order. After determining that a quorum was present, the meeting was called to order by Pam Monday, who acted as Chairman of the meeting.
- Approval of minutes - Scott Robuck moved that the minutes be approved with no corrections. The motion carried unanimously.
- Members' Comments.
- Sue Kenney – clock at pool stopped working (Scott will take care of it)
- Karen Ray – Sprinkler system hasn't been fixed. Circle C landscaping working on it. Also noticed the sprinkler not working on the crosswalk on Aspen Creek, ½way between Brodie and Steamboat in the shrub.
- Zeke – where are deed restriction records kept? Kept electronically with Carl. Originals kept with Susan Haney. The dilemma is where to keep them.

- Correspondence –
- Double billing from MRP in the past have not received detailed report.
- Proposal from Fence Co.
- Budget Package: (2008 proposed budget, dues from association and income)
- Board Q& A
- Ask Carl to include in letter, where new people can get their pool access key.
- Issue on electric late bill. Carl is having it automatic drafted. In past if it was late Goodwin says they would reimburse late fees.
- Control box on ground doesn't seem like a good location.
- Committee Reports.
- Activities Committee (Chris)
- Fall Festival 10/21. House decoration contest
- Seniors group 9/18 @ 1:00 at Bethany. A speaker talking about scam artist.
- Pool Committee
- Roofing at amenity center will be replaced as scheduled in the budget
- Need to determine trim color and shingle color
- Any problems with addressing mishaps please call Carl. If someone is destroying property call police 911, or number to officer on web site
- Pool open until December on a temporary basis
- Parties still need to be approved
- If anyone is found to be violating pool rules, their key fob will be turned off for a period of time. There is a charge for replacement key fobs. Scott is working on ensuring that all key fobs assigned to homeowners are turned on. If your key fob is not working, contact Scott Robuck.
- Home owners delinquent with dues will have fob turned off until all dues and fines are paid up.
- Landscape Committee-Contracts; bids
Maintenance contract to trim trees in amenity center and at entrance, including removal of dead tree, was awarded to Bo Masters, certified arborist. They will start work on 9/24/07.
- Fence Committee
Bob Kenny and Richard Jenkins received a $6,300 bid to replace fence along Aspen Creek Pkwy. Motion approved to hire.
- Parking Committee
No report.
- Old Business
- Deed Committee
- Zeke appointed and will put together a committee to help determine inconsistencies in the Deeds
- 5-6 month project
- 336 homeowners
- New Business.
- Discussion to move $31,000 reserve bank account from Chase to Ironstone bank due to higher interest and no penalties. A suggestion was made to look into credit unions for possibly better rates.
- Need bids for the roof over mail boxes
